1. To be fully prepared, the Real Estate Agent should have some information about you and your house.
A. Location of your home
B. How many bedrooms
C. How many full and half baths
D. City water/City Sewer
E. Central Air
F. Garage or Off-street Parking
G. Any special amenities - granite, walk-in closets, fireplace, deck, etc.
H. When you bought it and how much did you pay?
2. What is more important to you as a Seller? Price or Time? Do you have your exit strategy in place (ie are you moving somewhere else due to work?) or are you no longer using your second home as much as you had in the past?
3. What has sold in the last 6 months. This is important because it shows what has happened in the market recently. These homes that have sold should be located in the same area as your home and have the same amenities as your home to make for a strong comparison. Plus, when the person buting your home goes to get a mortgage, these are the houses the mortgage company will use to determine the apprasied value of your home.
4. What is active in the area now, and how long have these homes been on the market. This is also important because you are now looking at the houses your home will be competing with for the limited number of qualified buyers out there. You must price yourself ahead of the pack, or you just end up making someone elses house look like the better value.
5. Make sure the Realtor tells you what it is going t cost you to sell your home. There are several fees besides commission that are paid for by the Seller at settlement. A good realtor will prepare you for these expenses ahead of time.
